A New Beginning

In the historic Dupont Circle neighborhood, where charming row homes whisper tales of the past, a new chapter was ready to unfold. An old end unit, remodeled in the 1990s yet still echoing its classic roots, had recently welcomed a new owner. Eager to carve out a sanctuary amidst the vibrant city buzz, the owner envisioned a rooftop deck—a personal oasis for gardening, entertaining friends, and enjoying quiet evenings under the stars. With a clear vision in mind, the owner sought the expertise of architect Luis, who shared their enthusiasm for transforming this urban space.

Innovative Design

Luis recognized that this project would be more than just an addition; it would honor the neighborhood’s historic charm while integrating modern comforts. His first task was to navigate the intricate landscape of zoning and permit approvals, vital in an area rich with architectural significance. Employing a systematic approach, Luis crafted diagrams to explore various roof deck configurations, carefully considering factors like setback requirements, HVAC placement, distant views, sun exposure, and accessibility.

On the third floor, Luis ingeniously reconfigured a guest bedroom to create a new entryway to the stairway, enhancing the home's flow. A sliding door allowed for a seamless transition between spaces, maintaining privacy when needed. Open tread stairs invited natural light to pour in through a large sky door, leading to a living area framed by a wooden trellis. This inviting shelter featured an outdoor fireplace, a TV area, a bar, and cozy seating. Climbing plants cascaded from a planter outside the office window, weaving nature into the urban tapestry.

A Harmonious Retreat

The completed rooftop deck emerged as a stunning fusion of relaxation and community. Rich with "micro-moments"—uplighting within the cable rail, a dual-purpose couch and planter, and a mesmerizing see-through fireplace—the space was designed for both comfort and function. Ipe decking flowed organically, while strategically placed wood fins filtered sunlight, creating a climate-controlled haven.

As the sun dipped below the horizon, the rooftop deck shimmered—a perfect blend of nature, tranquility, and urban living. It became more than just the owner's escape; it was a gift to the neighborhood, capturing the essence of modernity within historic context. This rooftop deck was a vibrant haven, alive with laughter, serenity, and the beauty of everyday moments, embodying a new chapter for both the owner and the community.
